How Can I Collect and Deposit an Escrow Check

There are several ways to submit escrow checks for deposit to the escrow accounts for each state. It is important to note that there are four escrow accounts. One is for Massachusetts Escrows, one is for NH Escrows, one is for Maine Escrows, and one is for Florida Escrows. LAER does not have CT and RI escrow accounts, therefore for these states it is best to request the cooperating brokerage, attorney, or title company to hold escrow.

Here are the ways in which agents can submit an escrow check for deposit.

  1. Local LAER Office - Many (not all) offices have Happy Agent host staff that can deposit escrow checks for you. If you are not sure which offices have Host Staff you can visit www.LAERRealty.com/HostSchedule.
  2. Mail to Local HQ - If the buyer mails the check to our State Headquarters, our team opens the mail every weekday and will deposit any check that is found. Make sure the property address is located on the memo line of the check so there is no delay in depositing. Here are the headquarter offices for mailing purposes:
    • MA/NH Deposits - LAER Realty - 173 Chelmsford Street, Chelmsford MA 01824
    • Florida Deposits - LAER Realty - 12769 Forest Hill Blvd, Wellington, FL 33414
    • Maine Deposits - LAER Realty - 103 Water St, Hallowell, ME 04347
  3. DepositLink - Send the buyer (or send to buyer agent so they can send to the buyer) a direct link to our Depositlink account for ACH transfer of escrow funds.  The buyer will need to find your name in the DepositLink Search box so that the deposit is tagged to you for notification purposes.  The LAER accounting team will accept the deposits. Here is the link to send to the buyer or buyer agent: https://app.depositlink.com/pay/laer-realty-partners
  4. Mobile Deposit (MA/NH Agents Only) - If you are in possession of the escrow check, you can deposit it on your own using the LAER mobile deposit app. This deposits the escrow directly into our accounts. You will receive email notification of the deposit on the next business day after the deposit has been made (or 2 business days later if the deposit is made after 2pm or on Saturday/Sunday.)  Learn more about Mobile Deposit here:: Signing Up for Mobile Deposit
  5. Bank Wire - Here are the wiring instructions for each state: Wiring Info for Escrow
